Information for Tenants

Dear Tenants, as a customer of Fresh Properties, we would like to provide you with information that may be useful during your tenancy.

Application For Tenancy & Tenancy Agreement
Download a Tenancy Application form click to download and return it to Fresh Properties for assessment. The Tenancy Application must be:

  • Completed thoroughly
  • Have proof of identity attached, comprising 100 points of identification
  • Signed by all applying before returning to us. 

We will check your references and discuss the application with the Landlord to ensure they are satisfied with all the information given. If your application is approved, we'll then arrange a time for you to sign a Tenancy Agreement.

When you sign a lease, you will also be required to lodge a bond payment, which is generally equivalent to four weeks rent (sometimes more if the property is fully furnished).

The rental bond is held by the Rental Bonds Board as a form of “insurance" for the property owner against damage the property may suffer as a result of negligence or misuse, or abandonment without notice. The Bond is lodged with the Rental Bond Board for the duration of the tenancy. When vacating the property, if the condition is as near as possible to when the tenancy commenced, and there are no monies outstanding, the bond is refunded.

Condition Report and Inspections
Upon moving in, you will receive a condition report which you will need to check, make any additional comments on, sign and return a copy to us within seven days of the commencement date of the lease. If the Condition Report is not returned within seven days, the original copy will be used when conducting the outgoing inspection, prior to you vacating.

When you vacate, it is your responsibility to leave the property in the same condition in which you entered it.

Inspections are conducted at the commencement of your tenancy, upon vacating and at approximately 3 month intervals during your tenancy. Formal notice will be provided prior to any inspections.

Repairs and maintenance
We ask that all repairs required be put in writing to Fresh Properties via email. It is important that you explain the best access method with any request so that the repair can be carried out quickly for you.

Notice to vacate
Notice must be given in writing in accordance with the terms of the residential tenancy agreement. Please read “the renting guide” given to you at the beginning of your tenancy for full information on ending your lease.

Tenant’s belongings are not covered by the landlord’s insurance and we advise you to insure your personal possessions against damage, theft or loss.

Thoroughly read through your residential tenancy agreement and “the renting guide” provided to you and be aware of your obligations and rights as a tenant.

Electricity, Telephone, Gas, Cable TV & Internet
These services are the responsibility of the tenant, however should they require any alteration to the fabric of the building, you must notify us immediately.
